Any tenancy application is subject to us receiving satisfactory references. We will require at least three references for each applicant. These are:

1. A credit check
2. An employer's reference
3. A character reference from a person in a responsible position
4. If applicable, a reference from a previous landlord/letting agent

All properties require the payment of the first months rent in advance together with a deposit equal to one months rent + £200, and that will be held in accordance with a Government approved deposit scheme. The deposit will be refunded in full at the end of the tenancy provided the property has been left in a clean and satisfactory condition.

If at the point of applying for a property you are not in employment then we will require 6 months rent to be paid in advance.

Fees

We charge a non-refundable administration fee of £150 including VAT for obtaining the above references, preparation of Tenancy Agreement, Inventory and Schedule of Condition and notifying utility companies.

Rentals

All rents are payable monthly, in advance and are exclusive of council tax, water rates, gas, electricity, telephone charges & TV licence. Rents can be paid by standing order, cash or cheque.
